Buyer Success Story: Off-market and On Target
Last year, a buyer client purchased a newly renovated Victorian home in Somerville, MA with me as the buyer's agent.
Meeting the builder/seller through this sale was FANTASTIC. A builder who truly cares about the work that his team does. No cutting corners. Every decision a thoughtful one. A home in the end that is a perfect blend of the past and the present - and one with a thoughtful eye on the future.
Fast forward to this year. The builder reached out to me by text message to let me know his next home renovation was coming to completion. "Charles, you're welcome to come over and take a look!" And that's just what I did.
As soon as I walked through the door, I knew it was exactly the kind of home that current buyer clients of mine (a newly married couple and first-time buyers) hoped to find.
In short order, I emailed the wife at work to CALL ME ASAP. I rarely say that to anyone:).
She called me and I shared my excitement. I immediately arranged a Saturday morning visit for her and her husband to this wonderful home under renovation.
A home like this is what we call an off-market offering. It's a home that is available but not announced as being for sale. Not in MLS. No sign out front. But for sale.
What a special showing! It truly was love at first sight for my buyer clients.
And what a special builder – he spent four hours presenting the property and explaining the renovations here.
That very same evening, I prepared and presented an offer for them. It was accepted the following morning.
Magic can and does happen in a home search.
