Richard and his business partner have renovated many residences in Cambridge and Somerville over the years.

I have successfully listed and sold a number of these properties for them.

Earlier this year, I listed a condo for them. Richard asked me what I thought the place was worth.

"The range of value is $800,000" I said.

"List it for a million dollars," said Richard. I did just that: listed the place for sale for $1,000,000.

Two months later it was still for sale. Price reduced to $975,000. And then reduced again to $950,000. Still for sale.

At which point an offer came in for $800,000. FIRM.

"I think you ought to take the offer," I said, "or reduce the price."

"You're FIRED!!!" said Richard. And so I was. Just like that.

Some three months later, the property sold for $800,000 – the very number I had indicated to be the value when first asked. 

A few weeks ago, Richard reached out to me about listing their NEXT project - multiple condos at the same address.

When asked about the value of each home, I made it clear that they were all worth between $700,000 and $750,000.

"Well," said Richard, "let's price them properly – and sell them. You're HIRED!"

And so I was. And sell them I did. Just like that.
