Bob and Mary make the long drive from Detroit, Michigan to see to Bob's sister's Cambridge condo. 

Bob's sister is in assisted living now. Time to sell.

 Bob has power of attorney – and the weight of responsibility on his shoulders.

"Charles," Bob says, "please tell us exactly what to do."

And so we get to work.
 I connect Bob and Mary with someone who can help them empty the condo of all items. Done.
Next up is getting a painter in to paint. Done.
And then a housecleaner to clean. Done.
Followed by a window cleaner to clean the windows. Done.
And finally a professional stager to stage. Done.

After professional photos are taken, we are on the market.
Open houses scheduled and showings by appointment planned.
At the call for offers, multiple offers over asking are received.
The top offer is signed by Bob.

After Bob accepts the offer,  a member of the association shares with Bob various future projects that might be forthcoming.

"What do I do?" asks Bob.

"Share all of this information," I say.

And so Bob does, via his real estate attorney.

The buyer does his own due diligence with the association and ultimately asks for a credit at closing, which Bob agrees to grant.

"Right decision," I say.

"Right result," says Bob.
